Subsidence

Downward movement caused by the ground losing its ability to support the foundation.

Causes include clay soil shrinking in dry weather, tree roots drawing moisture from the ground, and leaking drains washing out fine material. Typically produces diagonal cracking that steps through mortar joints, often wider at the top.
