Small works and repairs
The jobs that are too small for a contractor to bother with and too awkward to keep putting off.
- Shelving, blinds, curtain poles and wall fixings
- Door and window adjustments, locks and handles
- Sealant, grouting and small tiling repairs
- Minor plumbing: taps, traps, toilet seats
- Filling, patching and touching up
Priced per visit once we have seen the photographs.
Flat pack assembly and fitting
Delivered in boxes, assembled properly, and fixed to the wall where it needs to be.
- Wardrobes, beds, desks and storage
- Kitchen units and worktop fitting
- Wall mounting, including into blockwork and concrete
- Disposal of the packaging
Priced per item or per half day, agreed before we start.
Remediation works
Putting right a defect that has already been diagnosed, with the works specified, tendered and supervised on your behalf.
- Damp and moisture remediation, once the mechanism is known
- Making good after a leak or water ingress
- Ventilation improvements and extract installation
- Repointing, render repair and sealing
- Snagging items a developer has not closed out
A management fee, paid by you. We do not mark up contractor prices, and we are not paid commission by anyone we appoint.
Project management
Larger works run end to end: scope, contractors, programme, quality and close out, with you kept informed rather than chased.
- Refurbishments and alterations
- Multiple trades that have to be sequenced
- Works to let or sell a property
- Defects liability periods run on behalf of a developer
A management fee, either fixed or as a percentage of works value, agreed in advance. We do not mark up contractor prices.
How we charge
We do not mark up the builder.
On managed work you pay us a fee for managing it, agreed before anything starts. Contractor prices are passed through at cost, and we are not paid a commission by anyone we appoint.
That matters because we also diagnose defects. A firm that diagnoses a problem and profits from the remedy has an interest in the diagnosis, which is exactly the pattern our guides warn people about. Keeping the fee separate from the works is what lets us do both without one compromising the other.

Tell us about the job
Everything below helps us price it properly first time. If we can quote from the photographs we will, and if we need to see it we will bring a time to you.
What happens next
- 1. We read it and come back within one working day, usually with a time for a visit.
- 2. We look at the job, either in person or from the photographs where that is enough.
- 3. You get a written quotation with the scope and the timeframe on it.
- 4. If you accept, we book it and manage it through to completion.
Not sure what is wrong? If something is damp, cracking or leaking and nobody has established why, a survey comes first. Quoting a repair before the mechanism is known is how people pay to fix the wrong thing.

If water is reaching live electrics, a structure is visibly moving, or anything feels unsafe, please telephone us instead. We would rather hear from you straight away.
