What surveys and inspections cost

Where the scope is predictable we publish the price. Larger surveys are quoted after a short conversation, because property size and age move them too much for one honest number.

Snagging inspection, one bedroom

A full inspection of a newly completed property, with a defect schedule you can send to the developer.

Report within three working days

  • Room by room inspection against the specification
  • A photographed, numbered defect schedule
  • Formatted so it can go straight to the developer
  • A call to talk through what matters and what does not

Snagging inspection, two bedrooms

£750

As above, for a two bedroom property.

Report within three working days

  • As the one bedroom inspection, over a larger property

Snagging inspection, three bedrooms or more

From £950

As above, for a larger property.

  • As above, priced from, since size varies more at this end

Damp and moisture investigation

£1,650

Finding the actual source of a damp problem rather than treating what you can see.

Report within five working days

  • Site inspection with moisture and thermal measurement
  • The likely mechanism identified, and the alternatives ruled out
  • What to do about it, in order
  • Written so it can be used to challenge a quote for remedial work

Energy Performance Certificate

A domestic EPC, lodged and issued.

Three working days

  • Site visit, assessment, lodgement and certificate

Air tightness test

£750

A measured air permeability test for a single dwelling.

Certificate within two working days

  • On site testing with calibrated equipment
  • Measured result against the target
  • Certificate, and an explanation if it fails

Building survey or pre purchase survey

On application

A full condition survey before you commit to buying or spending.

  • Priced on property size, age and what you need to know
