Dry rot

Fungal decay that can transport moisture and spread through masonry into previously dry timber.

More serious than wet rot precisely because it is not confined to the original wet spot. Signs include cotton-wool-like growth, rust-coloured spore dust, and a distinctive mushroom smell in enclosed spaces such as cellars and under floors. The moisture source must still be removed first.
